Why the prep matters
A good floor is one you stop noticing.
No squeak on the third step. No gap opening at the baseboard in January. No dust in the heat vents a week after the sanders leave. No finish that clouds by the second winter.
That is prep, not luck. We flatten the subfloor to within 3/16 of an inch over ten feet before a single board goes down, let new wood sit in your house until it settles to your house, and sand with a dust-containment system on every job. The boring part is the whole job.

How a job runs
Four steps. You know what happens on each one.
Most complaints about flooring crews are about surprises, not workmanship. So here is the whole sequence up front.
STEP 1
Measure and quote
Mike visits, walks the floors with you, asks what you want and what worries you, and measures. You get a written quote within two business days, line by line. No deposit until you say yes.
STEP 2
Prep and acclimate
New wood sits in your house three to seven days to settle to its humidity. Furniture moves, subfloor gets flattened, doorways get sealed. This is where most of the work is.
STEP 3
The floor
Install, or sand with a dust-containment system on every machine. Stain samples on your floor, your call on color. Three coats, each one abraded between.
STEP 4
Cure and walk-through
Socks after 24 hours. Furniture after three days, felt under every leg. Rugs after a week. We come back to walk it with you and fix anything you see.

Refinishing, without the dust
Your old floor is probably better than you think.
Most oak floors in Boston-area homes were laid between 1900 and 1970 and have been sanded once, maybe twice. A 3/4-inch solid floor can take five or six. Under the grey, the scratches and the yellowed poly there is usually a floor worth keeping, for a third of what a new one costs.
We sand with dust-containment on every machine, so the house does not need to be emptied and the vents do not need to be cleaned afterwards. You pick the stain from samples on your own boards. Then three coats of a water-based commercial finish that stays clear instead of going amber.
